What you'll do at

As a Trade Manager II, Facilities Management you will have responsibility for managing Walmart’s business relationship with the service providers that execute maintenance work in our stores. You will have responsibility for managing capital and operating expense budgets, reviewing and approving large projects, and performing work order analyses to determine and understand the root causes driving work order spend. As a Trade team member, you will partner as needed with the FM regional teams to provide direct support to our stores. Specific tasks include:

Capital Expenditures:
o Develop detailed, fact-based CapEx plan and collaborate with the team to develop store based CapEx budget.
o Sharing CapEx plans with all stakeholders by providing monthly updates.
o Managing CapEx budget so that capital may be allocated for the best and most productive use.

Quality Execution:
o Identifying root causes of failure to complete work orders and increase first time completions.
o Use Data to identify root cause for service providers recalls.
o Develop and implement Preventative Maintenance (PM) programs.
o Partner with regional teams to develop clear, detailed escalation procedures for work orders.

Cost Efficiency:
o Use work order data to identify root causes driving repairs and develop strategies to reduce occurrences by using new processes, new products or services, or new preventative measures to be executed at the store level.
o Identify parts that should be purchased by service providers to reduce cost.
o Partner with Sourcing to develop a report for parts spend by trade.
o Develop means to measure savings delivered from all programs or practices implemented.
o Manage warranty programs.
o Review proactive maintenance programs to identify opportunities to reduce frequency and cost.
o Partner with central operations team to reduce total proposal spend.

Vendor Management:
o Review all SLA’s and SOW’s to identify and resolve gaps in services, ensure clarity of service expectations and use of scorecards.
o Develop new or refine existing KPI scorecards for all trades and all service providers.
o Partner with regional teams to develop Performance Improvement Plans (PIP) for underperforming service providers.
o Identify new providers to supplement or replace existing service providers.
o Optimize vendor alignments and services provided to drive improvement, quality of service and reduction in total cost.

Minimum Qualifications

Bachelor's degree in Engineering, Architecture, Construction Management, or related field and 2 years' experience in facilities management, construction management, engineering, or related area OR 4 years experience in facilities management, construction management, engineering, or related area.

Preferred Qualifications

• 2 years external work experience supervising maintenance personnel
• 3 years experience leading cross-functional teams.
• 3 years supervisory experience.
• 4 years experience in building controls or related area.
• Engineering background with financial acumen and experience managing and leading projects of a large scale.
