preparing return on investment analysis; and creating a list of pros and cons for each site with guidance or supervision from senior management.
Negotiates settlements, evictions, collections, and bankruptcies by facilitating terms of agreements; collaborating with the legal department on
evictions and collections efforts; collaborating with cross-functional teams to achieve financial resolution; working with bankruptcy counsel on landlord
and tenant bankruptcies; negotiating and preparing final settlement recommendations and amendments to leases or other legal documents for
expenditures; and collaborating with legal to provide affidavits, testimony, and collect evidence.
Manages real estate portfolio of diverse properties by evaluating properties for development or disposition; communicating and coordinating real
estate matters with internal partners and customers; negotiating short term uses for properties; enforcing lease terms; providing notice of landlord or
tenant default; planning the resolution of real estate matters with consultants; and collaborating with government agencies to enhance company
reputation and reduce corporate expenditures.
Mitigates cost of construction by reviewing change orders for validity and fair market value; negotiating labor rates with contractors; creating and
incorporating change order procedures and instructions in construction contracts; making recommendations for revisions to construction contracts
based on clarity, consistency, and best practices; ensuring estimation support in negotiations with general contractors; justifying estimator's evaluation
of change orders; making recommendations for claim mitigation or cost avoidance on changes in scope-of-work; and providing recommendations on
project design and methods to avoid risk of future claims.
Participates in deal negotiations and due diligence from site selection through the construction process with supervision and guidance from senior
management by learning and understanding deal process and terms; learning and understanding how to prepare for and present at various internal
meetings, including closings, re-approvals, and operations meetings; and developing conceptual site plans and layouts.
Coordinates, completes, and oversees job-related activities and assignments by developing and maintaining relationships with key stakeholders;
supporting plans and initiatives to meet customer and business needs; identifying and communicating goals and objectives; building accountability for
and measuring progress in achieving results; identifying and addressing improvement opportunities; and demonstrating adaptability and promoting
Provides supervision and development opportunities for associates by hiring and training; mentoring; assigning duties; providing recognition; and
ensuring diversity awareness.

Bachelor’s degree in Architecture, Construction Management, Information Technology, Engineering, or related field and 2 years’ experience in
architecture, construction management, engineering, or related area OR 4 years’ experience in architecture, construction management,
