Our team manages one of the largest and most diverse real estate portfolios in retail. We partner across the business to ensure every property supports Walmart’s growth and operational excellence. In this role, you’ll directly impact our ability to deliver value, efficiency, and innovation through strategic lease renewals and portfolio management.

Join Walmart as a Senior Manager, Portfolio Management – Lease Renewals and play a pivotal role in shaping our real estate strategy. This is a unique opportunity to lead complex lease negotiations, drive value for the business, and influence decisions at the highest levels—all while working with a dynamic, cross-functional team.

What you'll do...

• Negotiate lease renewals and portfolio-wide agreements with landlords
• Analyze and model NPV for multiple deal structures
• Collaborate with operations, legal, and project management teams
• Present recommendations to executive leadership
• Travel to sites to assess renewal opportunities

What You’ll Bring:

• Proven experience in complex lease negotiations and real estate portfolio management
• Advanced financial modeling skills, including NPV analysis
• Strong cross-functional collaboration and communication abilities
• Experience presenting to senior leadership
• Willingness to travel as needed

The annual salary range for this position is $80,000.00 - $155,000.00 Additional compensation includes annual or quarterly performance bonuses. Additional compensation for certain positions may also include :

Bachelor’s degree in Real Estate or related field and 3 years’ experience in real estate, retail development, tenant representation, or related area
OR 5 years’ experience in real estate, retail development, tenant representation, or related area.
